OKINAWA Boutique Residence is the first building entirely constructed according to the principles of the Healthy Building concept in architectural design and construction.
It provides its residents with the opportunity to live in an optimally healthy environment with clean air and water within the urban setting. “Healthy construction” is the rational solution to all environmental challenges and climate change. The building is equipped with a central self-cleaning filter, ensuring that apartments receive water purified to the highest standard for drinking use.
• Premium Window Frames
The window frames are from the leading European brand Alumil, series M 11 500 Aluterm Super Plus — an aluminium system with a wide thermal break. It corresponds to the highest class under European specifications for thermal and sound insulation, air and water tightness, according to tests by the ift Rosenheim institute (Uf = 1.9 W/M2K). The system is also tested and certified by the EKANAL laboratory, officially authorised under EU standards.
• Façade
A high-tech breathable façade consisting of a combination of a Baumit thermal-insulation system with mineral render according to an architectural EPS 10 cm detail, and a ventilated façade mounted on an aluminium structure clad with ceramic panels by the leading Italian manufacturer Laminam, from the Seta collection with a golden motif. Laminam panels retain their specifications even when exposed to heat, UV radiation and frost. They are also impact-, stain- and scratch-resistant. The ventilated façade package includes 10 cm laminated stone-mineral wool by ROCKWOOL with vapour-diffusion and wind-protection membrane, density 50 kg/m³, minimal heat loss — λ = 0.035 W/mK. The ventilated façade ensures excellent thermal insulation and vapour permeability, preventing moisture penetration into the building, reducing heat loss in winter and hot air infiltration in summer, improving waterproofing and sound insulation, and providing protection against snow, rain and condensation on the interior walls.
The façade section covered with Baumit is self-cleaning and highly resistant to dirt accumulation. The render is mineral and strongly vapour-permeable, offering the highest level of protection against dirt retention.
• Common Areas
The finishing of walls and ceilings in the common areas and apartments is with Baumit KlimaWhite lime plaster.
The final coating of walls and ceilings in the common areas is Baumit KlimaColor — vapour-permeable, single-component silicate paint with excellent coverage, almost odourless, free of emissions, solvents and preservatives. Widely used cement-based plasters are avoided. Such plasters are not applied in OKINAWA Boutique Residence due to numerous negative effects on indoor microclimate and residents’ health, such as sealing surfaces and preventing breathability, emissions of volatile organic compounds, unpleasant odours and irritating vapours polluting indoor air. Similar to eggshells, Baumit Klima products contain lime. Eggshells provide protection, act as a climate chamber and can even serve as a food source. Excessive humidity increases the risk of mould development; mould and fungi are among the most dangerous health hazards at home. Lime has a preventive effect because of its alkaline properties.
Natural sources of humidity in a home include bathing, cooking, drying laundry and breathing. A family of four releases up to 20 litres of water into the air daily. Construction and renovation works can also lead to residual interior humidity. Therefore, moisture must be removed and partially absorbed by walls, floors and furnishings and released when needed. The lime-based filler and binder create plaster with an alkaline reaction (pH approx. 12), making “Klima” plasters natural disinfectants. Such plasters naturally protect against harmful microorganisms and prevent mould and mildew development. Lime-based plasters are antistatic and therefore do not attract dust.
The floor screed above underfloor heating contains special additives that improve heat emission and heat transfer.
A sulfosynthetic water-soluble polymer-based solution is used. It allows production of high-quality REO-plastic screeds not only due to their high mechanical strength but also their high thermal conductivity, waterproofness, hardness and dimensional stability (high elasticity, low shrinkage and deformation). Under the underfloor heating screed an insulation layer is installed to prevent heat loss downwards. The underfloor heating underlay also has sound-insulating properties. The screed does not require additional reinforcement.
The floor coverings in the common areas, foyer, corridors and staircases are made from natural stone — polished granite tiles. Staircase railings are aluminium, filigree-type, following the architectural detail visible in the interior 3D visualisations. Glass doors with smoke-protection and self-closing mechanisms are provided for the floor lobbies. For balconies and loggias, Italian anti-slip porcelain tiles are selected. Open terraces are built with a raised floor system and ceramic tiles from Italy.

• Roof
The roof of the building is a flat roof. The construction technology includes laying a 14 cm XPS layer, followed by a reinforced screed for water drainage via funnels. On top of it a vapour-drainage layer made of Gemini Vapor material (vapour barrier) is installed for better air permeability and removal of residual moisture into the atmosphere. Then a TPO membrane by KÖSTER is applied. The roof is finished with gravel of rounded stones for improved thermal insulation and durability.
Degree of Completion of Apartments
All apartments are delivered to buyers according to the Bulgarian State Standard (BDS), meaning at “plaster and screed level”.
Apartments finished according to BDS are delivered as follows — all installations in the dwelling are fully built and installed, including electrical installation, plumbing, piping for heating and air-conditioning via an individual gas boiler, heat pump or multi-split system with freon-based air-conditioners, depending on the buyer’s choice. Brackets for the outdoor units are installed at predefined discreet locations on balconies to preserve the building’s exterior aesthetic and façade. Switches and sockets from Schneider Electric are installed. The entrance door is an Italian armoured door by Dierre.

Flexible Heating and Air-Conditioning Solution
A fully flexible scheme is provided for building the heating and air-conditioning systems of the apartments, entirely based on the preferences of each buyer. The flexible solution is organised as follows:
Each apartment has an underfloor heating (with cooling option) system built with Rehau piping, which can be powered by an individual air-to-water heat pump or a gas boiler of the buyer’s choice.
The underfloor heating installation is included in the price of the apartment, but a heat pump and wall-mounted fan-coil units are not included. Each client may purchase and install these during interior completion.
Each apartment has an internal gas installation for powering an individual gas boiler, which can supply hot water to the underfloor heating. The gas boiler can also supply the entire apartment with domestic hot water.
The piping installation for the underfloor heating is included in the price, but the gas boiler is not included. Clients may purchase and install one of their choice.
A multi-split freon-based air-conditioning installation with one outdoor unit and several indoor units is built. Indoor units in bedrooms are for high-wall installation; in living rooms — for low-wall installation.
The installation is included in the apartment price, but the air-conditioning equipment (outdoor and indoor units) is not included. Clients may purchase and install equipment of their choice.
Each apartment also has free electrical outlets for an electric boiler should buyers prefer this option for supplying domestic hot water.
