Healthy building concept

OKINAWA Boutique Residence is the first building to be constructed entirely according to the rules of the Healthy building concept in design and construction.

It will provide its residents with the opportunity to live in an optimally healthy environment with clean air and water in urban conditions. “Healthy construction” is the rational solution to environmental challenges and climate change. It allows us to live in an “island of salvation” that guarantees quality living in our homes, reducing health risks and monthly property expenses.

Convenient and key location

The building will be constructed in the “Malinova dolina” district, next to one of the largest stores of the leading “Fantastico” chain. OKINAWA Boutique Residence is located on the second line from “Simeonovsko shose” Blvd., a major traffic artery of the capital that directly connects the city centre with the Simeonovo area. Japanese gardens are a proven method that have an extremely positive impact on mental health and human resilience. Through characteristic minimalism, the entire universe is symbolically represented within a limited space, but without the sharp contrasts typical of Western gardening culture. Distinct elements are used to help build connections between the individual, his inner world and the universe.

• Filtered water

The building will be equipped with a central self-cleaning filter, ensuring the apartments are supplied with drinking water purified to the highest standard.

• Premium windows

Windows are provided by the leading European brand Alumil, series M 11 500 Aluterm Super Plus — an aluminium system with a wide thermal break. It meets the highest class of European specifications for thermal and sound insulation, air and water tightness, according to tests by the ift Rosenheim institute (Uf = 1.9 W/M2K). This system is also tested and certified by the EKANAL laboratory, officially authorised under EU standards.

• Facade

A high-tech “breathing” facade, consisting of a Baumit thermal insulation system with mineral plaster and a ventilated suspended facade clad with ceramic panels from the leading Italian manufacturer Laminam, Seta collection with a golden motif. Laminam panels retain their properties even when exposed to heat, UV rays and frost. They are also resistant to impacts, stains and scratches.

The ventilated facade includes insulation made of 10 cm thick stone mineral wool ROCKWOOL with vapour-permeable and windproof membrane (density 50 kg/m³, λ = 0.035 W/mK). The ventilated system provides excellent thermal insulation, vapour permeability, keeps moisture outside the building, reduces heat loss in winter and overheating in summer, improves sound and waterproofing.

The part of the facade covered with Baumit is self-cleaning and resistant to pollution. The mineral plaster is highly vapour-permeable and protects the surface from dirt.

• Common areas

The finishing of walls and ceilings in the common areas and apartments is with lime plaster Baumit KlimaWhite.

The final coating is Baumit KlimaColor — a vapour-permeable silicate paint, almost odourless, solvent and preservative free. Unlike cement-based plasters, it does not damage the indoor microclimate. Lime acts as a natural disinfectant and prevents mould growth.

The floor screed contains additives for improved heat conductivity and durability, adapted for underfloor heating.

Flooring in the common areas is natural stone (polished granite). Staircase railings are aluminium, designed according to the architectural detail. Fireproof glazed doors will be installed on floor landings. Balconies and loggias will be finished with Italian non-slip gres tiles, while open terraces will have a double floor system with ceramic panels.

• SCHINDLER lifts

The roof is flat type. It includes 14 cm XPS, reinforced screed, Gemini Vapor vapour barrier, KÖSTER TPO membrane and a finishing layer of rounded gravel stones for improved insulation and durability.

Completion level of apartments — according to Bulgarian Standard (plaster and screed) - with all installations completed: electrical, plumbing, pipe layouts for heating and air-conditioning. Schneider Electric sockets and switches are installed, as well as a security front door (interior doors are not included).

Flexible solutions for heating and air-conditioning:
1. Underfloor heating system Rehau with the option of connecting to a heat pump or a gas boiler (not included in the price).
2. Internal gas installation for an individual gas boiler (not included in the price).
