Facades and thermal insulation
Part of the building's façade will be filled with a complete "integrated heat insulation system" of BAUMIT - Austria, including 10 cm heat-insulating EPS boards, reinforced glass-textile mesh, Klebespachtel plasterboard, primer and finishing structural plaster. Turning to the joinery is 5 cm extruded polystyrene XPS. The sloping walls are filled with 10 cm heat-insulating EPS boards. All corners on the façade are protected by edge guards, with the waterproofing profile over the window openings and the bay windows.
Individual facades will be covered with a curtain wall, HPL panels, fiber-cement panels or etnithic panels.
Windows and Balcony Doors
High-quality six-chamber PVC joinery with REHAU triple-glazed windows of French windows, for optimum illumination of the premises. With its 80 mm profile width and glass pane up to 51 mm thick, it provides 50% better thermal insulation than a standard glass package. SYNEGO windows ensure less room noise, providing privacy and serenity. The new profile system is extremely easy to clean thanks to the high-quality HDF finish for convenience and convenience to our customers. The sealing system protects against draft and moisture. An external window sill is installed on an architectural detail. All openable windows and doors are double-spoke opening with metal adjustable fittings, providing better durability and functionality.
The walls are filled with high-quality Porotherm ceramic blocks of the Austrian concern WIENBERGER. The inner ones are 12cm in size and the outer 25cm. Use Baumit masonry or similar. The internal walls and ceilings are finished with machine gypsum or lime plaster. All external edges of the wall masonry are protected by built-in strips.
Armored Entrance Doors
Metal frame with reinforced construction, decorated with an interior case with rubber gasket. Metal wing with frame and reinforced hinges, with special filling. The door is covered with two-component varnish or wood fl oor. Cash box lock with three original keys, deviator with three spikes and spy. Each door has a complete security system, which consists of three main elements: patented construction, high security lock and original decorative layout.
In the floor screed there are cables for low-flow installation in protective corrugated pipes, as well as pipes for radiators.
Bathrooms and toilets
Walls and ceilings with lime-cement plaster, built water supply and sewerage by design. Floor of a concrete slab with a channel aperture.
The terraces are made from the top with XPS thermal insulation 10 cm, reinforced cement screed with sloping, Italian or German waterproofing layer with finishing and finishing of granite tiles and VIEGA siphons, and on the underside with an "integrated heat insulation system" of BAUMIT.
On the exposed terraces is placed 10 cm thick XPS thermal insulation, water-based concrete with slopes and two-layer waterproofing system with a protected mineral layer of the upper layer, granite tiles and VIEGA siphons. Additionally, between the joinery and the waterproofing is applied a bitumen adhesive tape with a width of 10 cm.
The outside rails are architectural details with triplex glass.
Heating and ventilation
Installed aluminum radiators of individual heating circuits connected to a common collector box in front of the apartments, the temperature being individually regulated for all premises. The heating installation is made of five-layer polyethylene pipes with an aluminum insert, drawn into corrugated pipes in the floor screed.
Installed substation in a special premise in the underground floor, connected to the district heating network, including radiators and cooling with local air-conditioning systems, outlets to the terraces.
