Construction
The construction of the building is a monolithic reinforced concrete skeleton with columns, beams and slabs. The columns and beams are positioned so that they are set between the apartments and this allows inner transformations. The balconies and the evacuation staircase are made of steel, galvanized and powdered.
Facades
The building's facades are ventilated. The exterior walls are made of a brick wall of 25 cm, thermal insulation of 10 cm rock wool with air layer is added for ventilation of the insulation and outside brick wall of decorative bricks 11.5 cm. The bricks have high frost resistance, with exceptional durability and resistance to aggressive environments. They effectively protect the building from atmospheric conditions and contribute to its aesthetic appearance. A small part of the walls to the inner courtyard are made of a brick wall 25 cm, thermal insulation EPS 10 cm and mineral plaster. The joinery is aluminum, the steel elements are hot-coated. The outer wall in the niche at the entrance of the building is lined with granite slabs.
Roof
The roof of the building is flat. Thermo-insulation and waterproofing and the necessary slopes for proper draining of water are provided.
Apartments
The walls in the apartments are made of bricks. To achieve good sound insulation and tranquility, the partition walls between the apartments are made of two layers of bricks each 12 cm thick with 6 cm thick mineral wool layer between them. The bricks are covered with plastering. For better sound insulation and noise insulation between the floors, a soundproofing layer is provided. The balconies are covered with granite slabs. The joinery is Shuko aluminum, with triple glazing. The outside door is from a German company.
Common Parts
The walls in the common parts are made of bricks with latex finish. The floors are covered with granite tiles. Elevators are two for eight people with luxury cabins from an established manufacturer.
Underground garages
The flooring of the garages is of sanded concrete. The walls are plastered and painted with latex. The ceiling is a reinforced concrete slab.
Building installations
The building is heated through aluminum radiators. The apartments come with installations of air conditioning with a multi-split inverter system. The location and number of indoor air conditioners will be determined by the owner. The outdoor climate unit is located on the balconies at the common corridor on the northern facades. To preserve the good appearance of the facade, the climate bodies are concealed by the steel ramps on the balconies. The installation of the climatic bodies is covered with decorative elements.
The common corridors and in the corridors of the apartments will have suspended ceilings, which will hide the air conditioners pipes. The ventilation of the kitchen zones and bathrooms will be provided. With regard to ventilation, a solution has been applied that completely disables the unpleasant penetration from one room to another - one ventilation duct with a suction blower is installed in each room to expel the air directly to the roof. The underground garages will have such installation for the disposal of the polluted air.
The electrometer switchboards will be placed in a room on level -1, with entrance to the underground garage. The electricity supply of the apartments is single-phase and three-phase. Each apartment is equipped with a bell, telephone, intercom installation and a network for cable TV and internet connection. On the 1st floor next to the porter will be placed a room for those isnatllatios.
Quarter/Area
The residential building is located in the Manastirski Livadi District, on the eastern side of Bulgaria Blvd. To the south of the neighborhood are to be seen Vitosha Mountain and Boyana District, in the eastern direction is the South Park. In the neighborhood are located Bulgaria Mall, St. Sofia Hospital, several business centers and many entertainment sites.
The distance from the boulevard allows for a peaceful and quite atmosphere, while the residents of the complex can enjoy the quick connection to the city center and the ring road of Sofia. The building reveals a magnificent view to the south towards Vitosha Mountain.
