The complex is a year-round ski resort, which is currently under large-scale construction. The project includes 23 branded hotel buildings (with more than 2000 apartments) and 73 private exclusive chalet-type houses, with direct access to the ski slopes (ski-in/ski-out) in each building.
Kola?in Valleys is divided into two levels - one at 1450 m - the K1450 Nest complex, and the other at 1600 m above sea level - the K16 Peak complex. The two areas are connected by a road and are later planned to be connected by lifts, and all ski facilities are united in a single concept.
European larch and local unhewn stone will give an authentic look to the hotels, apartments and first-class chalets. Since 2024, the first hotel "S" (Swiss?tel) has already been in operation. In the summer season of 2025, it is planned to be fully ready for operation 3 more hotel buildings, and by the end of 2025 - 2 more apartment buildings. This year, the construction of three new buildings at an altitude of 1600 m will also begin, and the construction of one new building at 1450 m is progressing. The first 4 exclusive chalets are already fully completed, and 10 more are currently under construction.

The new international airport in Berane, which will be built by 2028, will allow access to the resort in just 15 minutes by car.
